10 Most Common Fire Alarm Inspection Deficiencies (NFPA 72)
Fire alarm systems fail inspection for predictable reasons. Property managers and in-house maintenance staff who watch for these ten items between annual inspections reduce red-tag risk and insurance exposure.
- 1
Batteries Past 4-Year Replacement
Lead-acid alarm panel batteries typically fail around 4 years. Many buildings run them until the semi-annual load test fails — by then they may not have provided required standby capacity for months.
📖 NFPA 72 §14.4.5 - 2
Smoke Detector Beyond Sensitivity Test Interval
Smoke detectors require sensitivity testing 1 year after install, 2 years later, then every 5 years. Facilities often miss the 2-year check entirely and fail at the 5-year audit.
📖 NFPA 72 §14.4.4.3 - 3
Trouble Signal Not Investigated Within 7 Days
Any supervisory or trouble signal must be investigated and corrected or documented within a reasonable window. Persistent trouble lights for weeks/months = finding.
📖 NFPA 72 §10.19 - 4
Communicator (Dialer) Monthly Auto-Test Not Logging
The alarm panel's communication path to the central station must be tested monthly. Auto-tests that have stopped logging (POTS line down, cellular communicator failure, IP path unreachable) are routine findings.
📖 NFPA 72 §26.6.3 - 5
Ambient Temperature Outside Detector Listed Range
Smoke detectors installed in areas that routinely exceed 100°F (unconditioned storage, boiler rooms) are a finding. Heat detectors with a higher temperature rating should be used instead.
📖 NFPA 72 §17.7.1 - 6
Notification Appliance Coverage Reduced by Construction
Tenant improvements and remodels often reduce audible/visible coverage below NFPA 72 requirements. A new partition wall can block a strobe's coverage pattern entirely. Review required after any construction.
📖 NFPA 72 §18.4 - 7
End-of-Life Smoke Detectors Still in Service
Most smoke detectors have a 10-year listed service life. Detectors beyond that life cannot be sensitivity-tested successfully and must be replaced — not simply cleaned.
📖 NFPA 72 §17.8.3 - 8
Panel Programming Does Not Match As-Built
Device address mismatches, mislabeled zones, and group programming that doesn't match current building use are cited during annual functional test. "Unknown Device" alerts in the event log = finding.
📖 NFPA 72 §14.4.2.1 - 9
Visual Appliance Height Non-Compliant After Remodel
Strobes/visual notification appliances have specific mounting height requirements. Suspended ceilings installed at a different height than original, or walls shortened in a remodel, often put strobes out of compliance.
📖 NFPA 72 §18.5.5 - 10
Mass Notification / Voice Evacuation Message Degraded
Voice evacuation systems require intelligibility testing (STI-PA or similar). Degraded message intelligibility in areas with high ambient noise or poor acoustics is increasingly cited.
📖 NFPA 72 §24.4.5
In Summary
Alarm inspections pass or fail on the basis of documentation and condition. A quarterly walk-around checking batteries, trouble signals, and recent construction impacts goes further than any single annual inspection.
